Introduction

FIRE RATED WINDOWS

Fire rated windowsare specially designed to provide an added layer of protection against fire hazards in buildings. They are typically made with fire resistant glass and frames that can withstand high temperatures and prevent the spread of flames and smoke. These windows are an essential feature in buildings where fire safety is a concern, including schools, hospitals, high rise apartments, and commercial buildings. Fire rated windows are also an important component of the building codes and regulations that ensure buildings are constructed with appropriate fire safety measures. In this way, fire rated windows play a crucial role in protecting people and property from the devastating effects of fires.

How to Identify Fire Rated Windows

Determining whether your windows are fire rated involves inspecting various features and certifications that signify their compliance with fire safety standards. Here are the key indicators:

Certification Label or Marking: Fire rated windows typically have a permanent label or marking from a recognized testing laboratory, such as Underwriters Laboratories (UL) or Intertek. This label provides information about the fire rating, which is usually expressed in terms of minutes (e.g., 20, 45, 60, or 90 minutes). This label is often found on the window frame or glass.

Manufacturer’s Documentation: Request documentation from the manufacturer. Reputable manufacturers provide certification documents that detail the fire rating and testing standards met by their windows. This documentation can confirm the window’s compliance with relevant fire safety regulations.

Building Codes and Regulations: Fire rated windows must adhere to local building codes and fire safety regulations, which often stipulate the requirements for window installations in various types of buildings and areas. Consulting the local building authority or a fire safety expert can provide clarity on whether your windows meet these requirements.

Visual Inspection: While not definitive, certain visual cues can indicate whether a window is fire rated. For instance, fire rated windows often have thicker glass or multiple layers of glass and may incorporate special materials such as fire resistant seals or frames.

Professional Assessment: Hiring a professional to inspect and assess your windows can provide a conclusive determination. Fire safety professionals have the expertise to evaluate the materials and construction of windows and verify their compliance with fire safety standards.

Cost of Fire Rated Windows

Fire rated windows generally cost more than standard windows due to the specialized materials and manufacturing processes involved. Here are the factors influencing their cost:

Materials and Construction: Fire rated windows are constructed with fire resistant materials, including tempered or laminated glass, intumescent seals that expand when exposed to heat, and robust frames made of steel or other fire resistant materials. These components are more expensive than those used in standard windows.

Certification and Testing: The rigorous testing and certification processes required for fire rated windows contribute to their higher cost. Manufacturers must ensure that their windows comply with stringent fire safety standards, which involves significant investment in research, development, and testing.

Design and Aesthetics: Custom designs and aesthetic considerations can also affect the cost. Fire rated windows need to blend with the architectural style of the building while still providing the necessary fire resistance, which can increase the overall expense.

Installation Costs: The installation of fire rated windows can be more complex and labor intensive than standard windows, requiring specialized skills and knowledge. This can result in higher labor costs.

Market Variability: Prices can vary based on the manufacturer, region, and availability of materials. In some areas, the cost may be influenced by the level of demand for fire rated products and the presence of local suppliers.

Are Fire Rated Windows Worth the Investment?

The primary benefit of fire rated windows is the enhanced safety they provide. In the event of a fire, these windows can significantly slow the spread of flames and smoke, protecting lives and property. This can be especially critical in buildings with high occupancy, such as schools, hospitals, and commercial establishments, as well as in residential buildings located in fire prone areas.

Moreover, fire rated windows can contribute to compliance with building codes and insurance requirements, potentially reducing liability and insurance premiums. They can also enhance the overall value of a property, offering peace of mind to current and future occupants.

FIRE RESISTANT WINDOW REGULATIONS

When a wall is allowed by the IBC to have an opening, the size and protection rating are determined by the overall structure. Be sure to check Tables 704.8 (2006 IBC) and Table 705.8 2012 IBC (2009 and 2012 IBC) to see the percentage and size limits allowed in exterior walls. Fire protective glass, such as PYROSWISS is limited in how much overall wall space they can occupy. Vetrotech's CONTRAFLAM fire resistive glazing is listed for much larger coverage area, as defined by Table 705.8 (2009 and 2012 IBC).
